
Roof Restoration Coatings: Extending the Life of Your Commercial Roof Without a Full Replacement
Not every aging commercial roof needs to be torn off and replaced. In many cases, a roof that’s showing its age, but still structurally sound, can get years of added life through a restoration coating instead of a full system replacement. The difference in cost is significant, and in Oklahoma, where roofs take a beating every single season, that difference matters.
A roof coating works by creating a seamless, monolithic membrane over your existing roof surface. Applied correctly, it seals seams, fills minor cracks, and adds a protective layer that shields the roof underneath from the exact conditions that wear it down fastest here: UV exposure, hail impact, ponding water, and the constant expansion and contraction that comes from Oklahoma’s summer heat and winter freezes.
That protection matters more here than almost anywhere. Oklahoma summers can push an uncoated roof surface past 150 degrees, and that heat accelerates the breakdown of asphalt, membrane, and sealants year after year. A reflective coating reduces that surface temperature significantly, which slows deterioration and can noticeably lower your building’s cooling costs during our hottest months. Then winter arrives, and a properly applied coating helps the roof surface handle freeze-thaw cycling without the cracking and splitting that unprotected roofs experience.
Not every roof is a good candidate. Coating works well on roofs that are still in decent structural condition with isolated wear, not on roofs with widespread membrane failure, saturated insulation, or significant ponding issues that need to be corrected first. That’s why we don’t recommend a coating system until we’ve inspected the roof thoroughly and confirmed it’s the right solution, not just the cheaper one.
