Attic Ventilation on Steep Slope Commercial Roofs: The Oklahoma Problem Most Building Owners Never See

Most commercial roofing problems show up as a leak. Attic ventilation problems show up differently, as a shortened roof life, a spiking energy bill, and shingles that fail years before they should. By the time you notice, the damage has already been happening for a long time.

Steep slope commercial roofs, offices, retail buildings, restaurants, churches, medical buildings, rely on proper attic ventilation to work the way they’re designed to. Without it, heat and moisture get trapped in the attic space, and in Oklahoma, that trapped air becomes a serious problem fast.

Our summers push attic temperatures well past 150 degrees under an unventilated roof deck. That heat doesn’t stay in the attic, it radiates down into the building, forcing your HVAC system to work harder and driving up cooling costs all season long. From above, that same trapped heat bakes the underside of your shingles, breaking down the asphalt and shortening the life of a roof that should last decades.

Then winter hits, and the problem flips. Warm air escaping from the building into a poorly ventilated attic meets Oklahoma’s freezing temperatures, and that moisture condenses on the underside of the roof deck. Over time, that moisture leads to wood rot, mold, and deteriorating insulation, none of which is visible until it’s a real problem.

Proper ventilation solves both sides of this. It requires the right balance of intake at the eaves and exhaust at the ridge, sized correctly for your building’s attic space, so air actually flows through instead of getting trapped in dead pockets. Get that balance wrong, intake without enough exhaust, or exhaust without enough intake, and you can actually make the problem worse, not better.

This is something we check on every steep slope roof inspection, because ventilation problems are easy to miss and expensive to ignore. A roof can look perfectly fine from the ground while the deck underneath is quietly deteriorating.
