
This is the question I get asked more than almost any other, usually right after I finish a routine inspection: “Just give it to me straight. Are we patching this thing again, or is it time to start budgeting for a new roof?”
It’s a fair question, and it deserves a real answer, not a sales pitch. The honest truth is that the answer depends on a handful of specific factors: the type of roofing system you have, its age, how it’s held up against Oklahoma weather, and what your inspection history actually shows. Start With Expected Lifespan by Roof Type
Every commercial roofing system has a general life expectancy, assuming reasonable maintenance and no major storm damage along the way. In the OKC metro, these are the systems I see most often:
- TPO (Thermoplastic Polyolefin): typically 15 to 20 years
- EPDM (rubber membrane): typically 20 to 25 years, sometimes longer with a well-maintained system

- Modified bitumen: typically 15 to 20 years
- Spray polyurethane foam (SPF): typically 20 to 30 years, but only with a consistent recoat schedule every 10 to 15 years
- Metal roofing systems: often 30 to 50 years, though fasteners and sealants may need attention well before the metal itself does
These numbers are a starting point, not a guarantee. In Oklahoma, they get shortened considerably by two things: hail and heat. We sit inside Hail Alley, and our roofs take a beating almost every spring. UV exposure and our summer heat also accelerate membrane aging faster than in milder climates. A roof rated for 20 years elsewhere might realistically give you 15 here if it’s been hit by a few active storm seasons.
The Signs That Point Toward Replacement, Not Repair

5. Cumulative storm history. This one is specific to where we live. A roof doesn’t need one catastrophic hailstorm to justify replacement. It’s more often the cumulative effect of several moderate storms over a few years, each one bruising the membrane a little more, weakening seams a little more, until the roof simply doesn’t have the resilience left that it started with. Your inspection history matters here. If a roof has been hit hard two or three storm seasons in a row, its remaining life is shorter than its calendar age would suggest.
When Repair Genuinely Is the Right Call
I want to be clear that replacement isn’t always the answer, and any roofer telling you it always is should raise a flag. Repair makes sense when:
- The roof is under roughly two-thirds of its expected lifespan
- Damage is localized and moisture testing comes back clean
- The membrane is otherwise in good condition, with good elasticity and no widespread UV degradation
- You’re catching the issue early because of a proactive inspection, rather than after months of undetected leaking
A well-timed repair, backed by a real inspection and moisture testing rather than a guess from the ground, can add several more years of service life to a roof that still has good material left in it.
Budgeting for Replacement: What Business Owners in OKC Need to Know
If your roof is approaching the back half of its expected lifespan, or your inspection reports are starting to show the patterns above, this is the point to start budgeting, even if you’re not ready to pull the trigger yet. A few things specific to our area affect that planning:
- Timelines run longer here than in a lot of the country. A roof in the first half of its life with isolated damage is almost always worth repairing.
